What the figure usually turns on

  • Labour recovery, not turnover

    Hours sold against hours available, effective labour rate and the split between labour and parts income determine profitability. Parts turnover at low margin flatters revenue and does little for value.

  • MOT authorisation and bay capacity

    An MOT bay is both a profit centre and a customer acquisition channel. Class authorisation, number of ramps and testable capacity all feed the figure, and the authorisation does not automatically transfer in every deal structure.

  • Technician retention and qualifications

    Skilled technicians, MOT testers and EV or hybrid qualification are the sector's constraint. An owner who is also the lead technician is a discount, not an asset.

  • Customer base and repeat work

    Service plans, fleet and trade accounts and a repeat retail database are worth more than passing trade. We evidence repeat rate rather than assume it.

  • Freehold, lease terms and equipment

    Freehold sites are separated from trading value and can carry alternative-use value in their own right. Lease length, break clauses, ramp and diagnostic equipment age all matter.

Common questions

How much is a garage business worth in the UK?

Most independent UK garages and MOT stations sell on a multiple of adjusted profit rather than turnover. An owner-worked garage typically trades at around 1.5 to 3 times seller's discretionary earnings, and a managed site with technicians and an MOT tester already in place at around 3 to 4.5 times. Freehold premises are valued separately from the trading business, not folded into the same figure.

Does MOT authorisation add value when I sell?

Yes, but only where it transfers with the deal. An MOT bay is both a profit centre and a way of winning repeat servicing work, so class authorisation, ramp count and testable capacity all feed the valuation. In an asset sale the authorisation does not automatically pass to the buyer, so we state the assumption we have valued on.

Is the freehold included in the valuation?

We value the trading business on normalised earnings and identify separately where property value begins, so the two can be negotiated on their own terms.
